Care guide
Appliance maintenance checklist
Updated · Fixwell Appliance Repair editorial
Short answer
Most repair calls trace back to a few neglected jobs: dirty condenser coils, clogged filters, lint in the vent and old hoses. This checklist groups them by how often they need doing. Always unplug or switch off an appliance before cleaning inside it.

The checklist
| Appliance | Monthly | Every 6 to 12 months |
|---|---|---|
| Refrigerator | Wipe door gaskets; check temperatures | Vacuum condenser coil; replace water filter |
| Dishwasher | Clean the filter; check spray arms | Run a cleaning cycle; check the door gasket |
| Washer | Wipe the door seal; run the clean cycle | Clean the pump filter; inspect hoses |
| Dryer | Clean the lint screen each load | Clean the vent run; check the outside hood |
| Oven and range | Wipe spills | Clean burners; check the door gasket |
| Disposal | Run cold water while grinding | Check under-sink connections for drips |
The five jobs that prevent the most repairs
- Condenser coil cleaning
- Keeps refrigerators from running hot and long.
- Dishwasher filter
- Prevents drain and cleaning complaints.
- Washer pump filter
- Prevents drain errors.
- Dryer vent
- Prevents heat failures and fires.
- Washer hoses
- Replace before they burst.
Cleaning refrigerator coils

Unplug the refrigerator
Or switch off its breaker.
Find the coil
Behind a front grille at the bottom, or on the back.
Vacuum and brush
A narrow coil brush reaches between the fins.
Restore power
Push the fridge back with space at the back for airflow.
When maintenance is not enough
Repeat errors after cleaning
A part has likely failed.
Burning smell or sparking
Stop using the appliance.
Leaks that continue
Shut off water and call.
Seasonal reminders
Spring is the time to vacuum refrigerator coils and check door gaskets before summer heat makes the compressor work harder. It is also a good time to replace the refrigerator water filter if it has been six months.
Autumn is the time to clean the dryer vent run and the outside hood before heavy winter use, and to check washer hoses for bulges or rust. In cold climates, make sure supply lines in garages and along exterior walls are protected from freezing, and that garage freezers are rated for the temperatures they will see.
Before a long trip, turn off the washer supply valves and the refrigerator water line if it has been leaking, and leave the dishwasher and washer doors ajar so they dry out. These small habits prevent the most common calls: floods, warm refrigerators and dryer fires.
Questions: appliance maintenance checklist
Do appliances need professional servicing?
Most homeowners can do routine cleaning. Gas appliances and sealed refrigeration systems need a professional when something is wrong.
Does maintenance affect warranties?
Manuals often list owner maintenance. Keep records of work done.
What is the most neglected job?
Dryer vents and refrigerator coils, because they are out of sight.
How long does a routine maintenance session take?
Most homeowners can clean coils, filters and the lint screen housing in under an hour. Vent cleaning on a long run takes longer and may be worth booking.
Which tools do I need?
A vacuum with a crevice tool, a refrigerator coil brush, a dryer vent brush kit, an old toothbrush for filters and gaskets, and towels for washer and dishwasher filters.
